Shingle roofs

Entry-level 3-tab shingles may show their age around 15-20 years under AV conditions, while higher-end architectural shingles can often make it into the mid-20s with decent ventilation.

Tile roofs

Tile itself lasts a long time, but the underlayment beneath it usually does not. Many tile roofs in the area need underlayment work in the 20-30 year range.

Flat roofs

Flat and low-slope roofs often have shorter life spans and are more sensitive to ponding water and UV.
